PropertySiteCheck aggregates data from 17 federal, state, and regional environmental databases into a single composite risk score for any Michigan census tract. Here's exactly how it works.

Composite Score Formula
The composite score is an additive weighted sum, capped at 100:

LUST and UST densities use log-scaling. All signals are normalized to a 0–100 range before weighting.
Risk Tiers
Typical Michigan baseline risk; no material elevated signals requiring immediate escalation.
One or more meaningful concerns; enhanced due diligence recommended.
Multiple elevated concerns; Phase I ESA strongly recommended.
Severe environmental risk profile; professional assessment required before transaction.

Limitations & Disclaimer
PropertySiteCheck is a screening tool, not a Phase I Environmental Site Assessment. Scores reflect census-tract-level data, not parcel-level conditions. A low score does not guarantee a property is free of environmental concerns — it means the available data signals are not elevated for that tract. Always consult a qualified environmental professional before making a purchase or lending decision.
Wetland proximity data is currently limited to the SEMCOG region (Southeast Michigan). Statewide wetland coverage is planned for v2.
